PROJECT DESCRIPTION:
The Greenpoint-Williamsburg Contextual Rezoning involved zoning map and zoning text amendments for an approximately 174 block area in the Greenpoint and Williamsburg neighborhoods of Brooklyn. The rezoning aimed to preserve neighborhood scale and provide incentives and opportunities for affordable housing development. Prior to the rezoning, the zoning in the area was predominantly R6, which permitted apartment towers with heights of up to 200 feet. This type of development is inconsistent with the low-rise attached residential context of the neighborhood. The contextual rezoning allows for modest residential growth, where appropriate, with height limits that preclude the possibility of future out-of-scale development.
PHA prepared the Environmental Assessment Statement (EAS) for the rezoning, including analyses of land use, zoning, and public policy; socioeconomic conditions; community facilities; open space; and urban design and visual resources.
